High Hedley Hope Farm is put up for sale

High Hedley Hope Farm, about three miles north-east of Tow Law, is being marketed as a single holding by Savills. The property includes farmland, woodland, farm buildings and two residential properties: a five-bedroom farmhouse and a three-bedroom bungalow.

The holding comprises roughly 657 acres of productive farmland and 84 acres of woodland. Its agricultural buildings provide close to 100,000 square feet of accommodation and have been arranged to support a dairy herd of up to 600 cows.

The dairy facilities include a 70-point rotary parlour installed in 2019, together with a substantial range of livestock buildings. The farm is let under a Farm Business Tenancy that runs until June 2041 and produces rent of £120,000 a year.

An anaerobic digestion plant forms part of the asset base. The site generates a further £30,000 annually under a lease due to expire in June 2044, with an option to extend the agreement to 2064.

Bio Capital acquired the digestion plant in 2025 and is refurbishing it. The company plans to supply biomethane to the gas grid before the facility resumes full renewable-energy operations. When working at capacity, the plant is understood to be able to process as much as 25,000 tonnes of food waste each year.

Andrew Black, rural agency director at Savills York, said that properties combining a ring-fenced landholding, diversified income, modern dairy equipment and a renewable-energy asset were rare. He said the farm could attract buyers from the agricultural, investment and energy sectors.
