Sweden’s Första AP-fonden Lists Three Victorian Dairy Farms for Sale

First Australian Farmland, a subsidiary of Sweden’s pension giant Första AP-fonden, is selling three dairy farms in Victoria’s Goulburn Valley, with a combined area of 574 hectares. The properties, known as Quality Ridge, Timmering, and Hendersons Rd, are expected to attract bids exceeding $9 million based on price expectations of $16,000 to $18,500 per hectare.
The farms, located near Girgarre and Tongala, have been managed by AAG Investment Management since their acquisition by First Australian Farmland between 2010 and 2012. Each farm benefits from significant water entitlements, highly fertile soils, and infrastructure suited for dairy production, drawing interest from buyers focused on high-yield agriculture.

Timmering: Spanning 248 hectares, Timmering includes a 50-stand rotary dairy, a 14,300-litre Anderson milk vat, feed silos, and sheds for hay and calves. The property’s clay loam soils are suited to various crops, while irrigation infrastructure ensures consistent productivity.
Quality Ridge: Covering 185 hectares, Quality Ridge offers advanced irrigation facilities, including 54 hectares of Pipe & Riser irrigation and 120 hectares of laser-levelled paddocks. The property has water rights totaling over 2,000 megalitres and features a 50-cow rotary dairy and two residences.
Hendersons Rd: Approximately 142 hectares, this property includes a 44-stand rotary dairy (currently unused), machinery and stock sheds, and a 1985-built, three-bedroom residence. The farm is equipped with border-check irrigation and associated water licenses.
Each farm can be sold with or without water entitlements, adding flexibility for prospective buyers.
