The New Zealand rural property market is experiencing mixed activity due to inflation concerns, but the dairy sector is showing strong performance. Dairy farm sales surged by over 38% from the previous year, driven by high commodity prices and improved balance sheets.

The Real Estate Institute of New Zealand (REINZ) has reported mixed activity in the rural property market, influenced by ongoing inflation concerns. However, data indicates a positive shift driven by the dairy sector's robust performance. Over the 12 months leading to March 2026, dairy farm sales increased by 38.2%, with significant activity in regions such as Northland, Otago, and Southland.

Shane O’Brien, REINZ rural spokesperson, highlighted that the dairy sector's strong farmgate returns and demand for tier-one properties have been pivotal. The market's activity has been primarily fueled by large-scale family businesses and transactions between farmers.

The first quarter of 2026 witnessed a rise in transactions, supported by improved liquidity and a stable outlook from processors. Notably, South Otago saw market activity levels not observed in the past 7-8 years. REINZ analysis revealed more sales exceeding $10 million in the dairy sector than any equivalent period since 1997.

O’Brien emphasized that buyers prioritize high-performing farms with consistent production and environmental compliance, despite varied activity across farming sectors. Favorable seasonal conditions have aided dairy production, reducing reliance on supplementary feed.

Nevertheless, cost inflation remains a significant concern, with diesel and fertilizer prices impacting production costs. The report notes that dairy support farms have benefited from the overall positive dairy outlook, driven by recent Fonterra payouts and expansion in dairy-intensive regions.

Looking forward, the REINZ report expressed interest in how Fonterra's capital payments might affect the market. Meanwhile, buyers continue to focus on acquiring quality assets.
