Amancio Ortega, the Spanish retail magnate, has expanded his real estate portfolio through his investment vehicle, Pontegadea Inversiones, by purchasing a major logistics hub from Lactalis Canada for $187 million. This 379,000-square-foot facility is located in Oshawa, Ontario, and is a key component of Lactalis Canada's distribution network.

The acquisition was confirmed by Toni Wodzicki, vice-president of acquisitions and investments for Broccolini, the Montreal-based developer overseeing the property under a long-term lease agreement. Lactalis Canada, a subsidiary of the French Lactalis Group, pre-leased the facility in 2023 and began operations in 2024. The site is noted as the largest single distribution center operated by the Lactalis Group globally.

This logistics hub is designed to support high-volume supply chain demands, featuring advanced storage capabilities for up to 60,000 pallets in specialized cooler and freezer environments. This setup ensures the maintenance of the cold chain for Lactalis's perishable products, including brands like Cracker Barrel and Black Diamond.

The facility is also distinguished by its eco-efficient architecture, being fully zero-carbon ready. It operates without reliance on non-renewable energy sources, drawing power from the local grid, and utilizes a circular thermodynamics framework to reclaim waste heat. Plans are in place to further enhance sustainability with rooftop solar panels in the future.

Ortega's acquisition is part of a broader strategy to invest in high-value Canadian real estate. Previously, Pontegadea purchased significant assets, including The Post in Vancouver for $1.1 billion and an Amazon-leased distribution hub in Burnaby for $358.9 million.
